One Temple Quay, Bristol: Fit-out Project Completion

Recently we shared news of Lanview winning an exciting new contract with our repeat client, Landmark, and today we are able to reveal the completion of that project.

Working on Landmark’s One Temple Quay building in Bristol once again, we assisted Charles Fielder (General Manager of One Temple Quay) when it came to the project budget and desired specification, which provided an existing tenant on the 5th floor with a new and segregated office space on the 4th floor which Lanview had previously refurbished in 2019.

Taking around 1/3 of the available floor area, a dedicated office space was formed within the existing open plan office, including alterations to previously installed phone booths, reconfiguration of existing glazed partitions and doors, new dry-lined partitions acoustically sealed above and below, new doors and bespoke timber glazed panels. This biggest challenge on this project was ensuring that the airflow the landlord’s chilled beam ceiling was not impeded, and specific attention to detail and care around installation of cross talk attenuators to facilitate this was key.

With only a 3 week turnaround, Lanview were able to complete installation of all of the associated elements to provide a fresh new work space on the 4th floor, on time and on budget.

Sam Ridgeway, Lanview Quantity Surveyor, who was overseeing the project says: “With such a short window on site to complete the refit, it was key to place orders on long lead items and engage with our subcontractors early on to ensure everyone was onboard to deliver this project for Landmark during our window of opportunity. It wasn’t easy, but with a combined effort we made that happen and handed back the space, with an extra afternoon helping the new tenant assemble furniture to ensure they started off on the right foot in their new office space”.


This project allocation signifies an upturn in new office space fit outs, as more people return to work at their offices post-pandemic. We are delighted to have delivered another successful project to a repeat client, and hope to work with Landmark again in the near future.
